- Soft or springy boards underfoot. Usually, rot in the decking surface or the joists beneath it. Surface board rot is often repairable. Joist rot is more serious and depends on how widespread it is.
- Boards that are split, cupping, or pulling away from fasteners. Common in older pressure-treated wood as it cycles through Tennessee's wet springs and dry summers over many years. Individual boards can be replaced without touching the frame.
- Wobble in the railings. Loose balusters and rail posts are a code issue and a safety one. Usually straightforward to fix unless the post bases have rotted at the connection point.
- The deck feels like it moves when you walk on it. Could be loose joist hangers, a post that's shifted at the base, or a ledger connection that's starting to give. Needs a proper inspection before it gets worse.
- Visible gap between the deck and the house. The ledger is pulling away from the wall. This is the most urgent problem a deck can have. Stop using the deck and call us.
- Rust staining running down from fasteners. The hardware used in the original build wasn't rated for treated lumber contact, and it's corroding. Often discovered when boards start pulling loose.
- Water pooling on the surface after rain. A drainage problem that accelerates rot in both the decking and the substructure beneath it.

- Fasteners and hardware. Replacing corroded screws, bolts, and joist hangers with properly rated hardware throughout. Often done in combination with other structural repairs.
- Stair stringers and treads. Stair rot is common on older decks and a genuine trip hazard. We repair or replace stringers and individual treads depending on what the inspection reveals.

Repair or Replace — How to Think About It
The honest answer is that it depends on what’s wrong and what the repair costs in relation to what a replacement would cost.
Repair makes sense when the frame is structurally sound and problems are isolated to the surface, railings, or specific components. A deck with solid joists, sound posts, and a good ledger connection can often get another ten to fifteen years out of targeted repairs at a fraction of replacement cost.
Replacement makes more sense when framing rot is widespread, the ledger connection is compromised and the rim joist behind it is damaged, posts have shifted enough that the foundation needs work, or the original build has so many code deficiencies that bringing it up to standard costs nearly as much as building new. Single board replacement typically runs $50 to $150 per board, depending on material and accessibility. Railing post replacement runs $100 to $300 per post. Joist sistering is priced by the linear foot and the accessibility of the framing. Ledger repair or replacement, including addressing any water damage found behind it, is scoped after we open up the wall assembly.
We provide written quotes after seeing the deck. For repair work specifically, we don’t quote from photos or descriptions; the actual condition of the framing underneath is what drives the number, and we can’t see that without being there.
