The Sequence of a Riverview Installation

1. On-site assessment

We visit the property before writing a number. Grade from the back door to the yard, soil type, drainage patterns, the home’s structural connection points, and how the lot is oriented all factor into what the right design looks like and what it will cost to build it properly.

New Market lots tend to be larger and more variable than suburban Knox County properties. That matters. A five-acre parcel along the Holston River corridor and a half-acre lot in town are different site conditions that produce different structural requirements. 

2. Written, itemized quote

You receive a line-item quote within one business day of the site visit. Materials, labor, permit fees, and warranty are listed separately. That number does not change unless you request a scope change.

3. Permit submission

We submit plans to Jefferson County Building and Codes and schedule the required footing inspection before framing begins.

4. Footing installation

Every footing is dug to below Tennessee’s frost depth.

On properties with clay-heavy or variable soil, which Jefferson County has in abundance given its agricultural character, we use helical steel piers rather than poured concrete. They provide better long-term lateral stability on ground that moves seasonally. 

5. Framing

Premium pressure-treated lumber above standard residential grade. Joist tape on every horizontal member. Ledger bolted to the house with engineered structural hardware, sealed with a waterproof membrane behind the flashing.

6. Surface, railing, and stairs

TimberTech AZEK or Deckorators Venture composite on most builds. Both carry 25 to 30-year manufacturer warranties on fade and stain with no maintenance required.

Boards are fastened with hidden clips. Westbury aluminum railing, posts bolted through the framing. Stairs cut to match the property’s grade with a concrete landing at the base.

7. Final inspection and walkthrough

We schedule the Jefferson County final inspection. Once passed, we walk the finished deck with you before we leave. The double lifetime workmanship warranty activates the same day.
